Terms

The Studio District agrees to rent space to said Rentee, hereafter called Client. Client may NOT SUBLEASE said space.  Rental term is for agreed upon date and time only with no express or implied future obligation.

SPACE- The Studio District space is located at 41 N 300 W, Washington Utah also referred to as  Cottontown Village and consists of one 22×26 foot room w 3 shooting walls-1 with brick backdrop, paper rolls and rubber wood floor, 1 with overhead hanging ladder, and 1 with backdrop stand. Additional backdrops and floor drops available from time to time but not guaranteed.  Additional items included but not limited to clamps, changing table, dressing room, mirror, lounge area w couch and table also included.  Outdoor space is NOT included in rental agreement and the use thereof is prohibited. Parking is available on the street and in the Cottontown Village parking designated areas.

Clients are encouraged to bring their own equipment, props, backdrops, floor drops, tables, chairs, and any additional lighting equipment necessary for their own personal project. Storage space for these items is not included and all items must be taken with Client upon vacating the space at end of rental term. Any items left over 30 days become property of The Studio District and may be used or disposed of at The Studio Districts discretion.

USE- The Studio District may be used for photography, education, client meetings and the like. The Studio District reserves the right to deny rental to any potential client at any time for any reason.  The Studio District space may not be used for any illegal or pornographic activity as prohibited by law.

Food and drink are prohibited in the building without prior consent from The Studio District.

All items included are the property of The Studio District and Client agrees to treat them with care. Any damage to backdrops, floor drops, stands, couches, tables, dressing room, mirror, and all other equipment, walls, floors or ceilings will be charged at replacement cost to said Client. Client also assumes all responsibility for their guests.

Client may not make permanent alterations to space or cause any damage to space including but not limited to nail holes, adhesives, paint, dyes or other items that change the look of the space.

Any and all items must be returned to their proper place at end of rental term. Studio must also be free of debris and clean upon end of rental term. Client will be charged for any items not in proper place or any cleaning that must be done at $30/hr in 30 minute increments.

Upon initial booking, The Studio District will orient Client to the space w personal tour and feature meeting. This orientation MUST take place PRIOR to Clients first rental term.

RATES- rates are based on hourly, half day (4 hour), or full day (8 hour) rental. Rental rates are subject to change without notice but locked in upon signing of booking contract. Rental rate is due upon booking to reserve time slot. Client agrees to submit a credit card to be kept on file regardless of payment choice for any damages pertaining to said space or its contents or for occupying the space longer than contracted.

CANCELLATION POLICY- Full Studio credit of amount paid will be given to any Client who cancels or reschedules with a minimum of 24 hours notice. After 2 consecutive cancellations a 25% rescheduling fee will be deducted from Client Studio credit amount.

Cancellation with less than 24 hours notice or no show will forfeit all rates paid and Client shall be liable for any unpaid balance.

LIGHTING AND ELECTRICAL EQUIPMENT- The Studio District does not provide any lighting or electrical equipment for Client. However, Client may choose to bring electrical items such as strobes, lights, speakers, etc.  Client assumes all liability pertaining to said items and will ensure they are properly grounded as per manufacturers instructions. Any and all cords must be taped to the ground for safety purposes.

PERSONAL PROMO WALL- The a Studio District offers a personal promotional wall that Client may display their art, photographs, promotional items, etc if they choose. Client will be given options and directions on use of said wall at orientation.

LIABILITY- Client assumes all liability for themselves and their guests while using the space and agrees to hold The Studio District, it’s owners and the owners of Cottontown Village harmless in the event of injury. Should a dispute arise pertaining to the use of said space, resulting damages cannot total more than the rental amount paid by Client.  Client agrees to arbitration and prevailing party shall be entitled to recovery of any fees resulting from said dispute.

SEVERABILITY-  If any part of this contract is held to be illegal or otherwise unenforceable, the remainder of the contract shall still apply.
